Expensive median rent

Compared to the previous year, studio rents in New York apartments increased by 43% year-on-year, with a median rent of $3134; 1B apartment rents increased by 43% year-on-year, with a median of $3695; 2B apartment rents increased 48% year over year to a median of $4000.

 

The latest data shows that rents for various units have leveled off. The average studio rent for New York condos has remained unchanged over the past month. The average rent for apartments in 1B rose by 5%, and the average rent for apartments in 2B remained unchanged for the time being.

 Districts

Manhattan

The average Manhattan apartment rent rose 1.61% from the previous month, from $4,525 to $4,597. At present, the increase appears to have leveled off.

 

The average rent for studio units with doorman increased 0.40%, from $3,729 to $3,744.

 

In contrast, the average price of 1B units increased significantly, 4.19%, from $5,092 to $5,305. Average rent for 2B condos rose 2.67%, from $6,978 to $7,164.

 

Brooklyn

The average rent in Brooklyn rose 4.27% compared to the previous month, from $3,246 to $3,385.

 

Average studio apartment rents increased by 4.09%, from $2,586 to $2,691.

 

The average rent for 1B units increased by 2.56%, from $3,177 to $3,528.

 

2B's average rent increased by 3.93%, from $3,977 to $4,133.

 

Compared with the same period last year, rental prices have increased across the board, with the prices of Studio, 1B and 2B rising by 27.13%, 27.12% and 25.89% respectively.

 

Queens

As of May, the average rent in Queens increased 1.40%, from $2,472 to $2,507.

 

The average studio rent increased by 2.87%, from $1,909 to $1,964.

 

The average rent for a 1B unit rose 1.39% to $2,409 from $2,376.04. The average rent for Type 2B units increased by 0.52%, from $3,131 to $3,147.

 

Compared to the same period last year, the rental prices of Studio, 1B and 2B increased by 10.07%, 14.92% and 16.34% respectively.
